It is necessary to obtain Environmental Clearance for the rezoning of Erf 3129 Walvis Bay from Single Residential (1:300) to General Business (bulk of 2). The site is within the urban area of Walvis Bay and it is intended for office use.
The project proponent is Amajan Investments CC who are proposing to construct and operate a fuel retail outlet and related amenities at the village of Stampriet in the Hardap Region. The proposed fuel service station will comprise of two underground storage tanks with storage capacity of 96 cubic meters - one tank will store diesel while a second one will store unleaded petrol.
The ECC is for the rezoning of Erf 1130 Walvis Bay from Single Residential to General Business. The proposed "General Business" zoning will permit a wide range of office and business land uses as primary right. In the long term, the existing buildings will be re-developed into an office/business building. In the immediate short term, the owners intend to convert the existing dwelling house into offices with the required on-site parking. No site development plan has been prepared to date.
The rezoning of land zoned residential to business is a listed activity; therefore, it is necessary to apply for Environmental Clearance for the rezoning of Erven 14, 15, 16, and 17 from Residential to General Business, as there is a need to establish a retail business with possible flats on the consolidated site.
The owner intends to obtain office/business rights to permit the redevelopment of the site into an office/business for the renting and hiring of cars (Sea Breeze Car Hire CC). The short-term intention is to use part of the current dwelling unit and ancillary outbuildings for office space, henceforth the application for consent for home-based business. The long-term intention is to convert the entire "existing dwelling" and outbuildings and develop a new office and business premises on the site once the rezoning application has been finalized.

The filling station will be marketed and promoted as Sossus Express and will provide services to motorists traveling to and from Sossusvlei - one of Namibia's top tourist destinations.

The promoter, who is a small scale miner with a long history of mining semi-precious stones (tourmaline) in the Karibib Districts had pegged and registered three mining claims with MME. The Mining Claims were registered for semi-precious stones and an ECC has been granted (attached to the bid for easy reference). Given high demand for industrial minerals (lithium, tin and tantalite) and a toll-free processing plant planned to be constructed in the Karibib District, the promoter would like the Mining Commissioner to include industrial minerals included on the mining claim certificate.
