Abstract:

The ECC is required by the Mafwe Traditional Authority for the Proposed Subdivision of Farm Katima Mulilo Townlands No. RE/1328 into 18 Portions and the Remainder for Allocation to His Royal Highness, Chief George Simasiku, Mafwe Traditional Authority, Chichimane Khuta, Katima Mulilo Townland, Zambezi Region.The proposed development comprises the following: Eight (8) residential plots, one (1) General residential, eight (8) business and one (1) truck port plots supported by a 15 m wide pipeline servitude (Fig. 2.1). The proposed layout provides for 8 single residential erven with erf sizes measuring 650 m² extent. A density zone of 1:300 m² is proposed for the single residential erven. The proposed general residential layout provides for 2 general residential erven with erf sizes 2918 and 4419 m² in extent. A density zone of 1:300 m² is proposed for the general residential erven. A business node is provided for on the northern side of Portion 1 (Fig. 2.1). Portions 2-9 form the business node with sizes ranging from 2268 to 5249 m2. The proposed bulk for the business erven is 1. 0. The truck port layout provides for 1 erf for a truck port, measuring 3099 m² in extent. The public open space layout provides for 1 Public Open Space, measuring 12293 m2. The Remainder of Portion 1 is provided for as a reservation for the servitude of the pipeline. Furthermore, it is important to note that the public open space does not form part of the donated land. The street layout makes provision 16m wide streets as access roads (Fig. 2.1). The following is summary of the various land uses and infrastructural developments that form part of the proposed subdivision of Farm Katima Mulilo townlands No. RE/1328 into 18 Portions and the remainder: (i) Truck port plot: 1. Portion 1 measuring 3099 m² (ii) Business plots: 2. Portion 2 measuring 4659 m². 3. Portion 3 measuring 3649 m². 4. Portion 4 measuring 3076 m². 5. Portion 5 measuring 2318 m². 6. Portion 6 measuring 2268 m². 7. Portion 7 measuring 2672 m². 8. Portion 8 measuring 2517 m². 9. Portion 9 measuring 5249 m². (iii) General residential plots: 10. Portion 10 measuring 2918 m². (iv) Residential plots: 11. Portion 11 measuring 650 m². 12. Portion 12 measuring 650 m². 13. Portion 13 measuring 650 m². 14. Portion 14 measuring 650 m². 15. Portion 15 measuring 650 m². 16. Portion 16 measuring 650 m². 17. Portion 17 measuring 650 m². 18. Portion 18 measuring 650 m². (v) Public open spaces: 19. Portion 19 measuring 12293 m².
