Abstract:

Project Overview: Mixed Township and Breakwater Development in Henties Bay This project involves the development of a mixed-use township and breakwater on Portion 114 of the Henties Bay Townland No. 133. The primary objective is to establish a modern, eco-friendly development that aligns with local and international standards while boosting the socio-economic landscape of Henties Bay. Key Features: Land Use: A 25-hectare site south of Henties Bay, featuring 250 middle- and high-class houses, boutique hotels, a shopping mall, institutional land use, and public open spaces. Infrastructure: The developer will connect essential services such as water, electricity, and sewerage systems, with detailed designs submitted for local authority approval. Environmental Considerations: The project will comply with Namibia’s Environmental Management Act (2007) and associated regulations, focusing on mitigating impacts on the biophysical environment. Economic Impact: Estimated at N$ 60 million, the development is expected to create approximately 300 jobs, including 100 during construction and 80 permanent positions post-completion. The Environmental Impact Assessment (EIA) will address potential impacts, propose mitigation strategies, and ensure sustainable and eco-friendly project practices.
