APP-001142: Application fot the renewal of an Environmental Clearance Certificate for the establishment of a new Township at Portion 105 of the farm Okahandja Town and Townlands No. 277, Otjozondjupa Region
The Environmental Clearance Certificate Renewal is for: Activity 8.9 Water resource developments namely, Construction of – Oil, water, gas and petrochemical and other bulk supply pipelines. Activity 10.1 (a) (Infrastructure) namely, the construction of - Public roads. Activity 10.2 (a) (Infrastructure) namely, the route determination of roads and design of associated physical infrastructure where – it is a public road; Title of Activity: Township establishment at Portion 105 of the Farm Okahandja Town and Townlands No.277 Nature of Activity: Okakango Investments cc is of the intention to subdivide the mentioned Portion into more than 10 undeveloped portions of land and to establish a new township to form part of the Municipality of Okahandja. Location of the Activity: The Portion of land intended for the new township (Ptn 105/277) is situated to the northern part of Okahandja on the outskirts of Town located along the B1 on-route to Otjiwarongo. Scale and scope of Activity: The scope of this project is limited to obtaining an Environmental Clearance Certificate renewal for the proposed township establishment at Portion 105 of the Farm Okahandja Town and Townlands No. 277. The north-western part of Ptn 105/277 is proposed for a business node with higher density developments (i.e. townhouse developments), while the remainder of the Portion is earmarked for low density residential purposes. The part bordering the Okakango River, the south-western part, will be larger residential erven of 1,200m² to 1,500m² in size. Residential erven of 800m² to 900m² will be developed along the outcrops and remainder of the Portion. The north-eastern part of the Portion will provide for a higher density residential development, a town house development. The Top part of the two outcrops will not be developed, but preserved and linked with an open space system that will provide linkage with the drainage channels on Portion 105/277 and Okakango River. Access to the proposed development will be obtained from the approved access road of the B1 (TR1/7t) situated to the north-western corner of Ptn 105/277 and from the gravel road situated to the north of Ptn 105/277. None of the proposed developments have been implemented to date.
